**Your Impact**

In this role, the Construction Manager for Renovations will oversee the make-ready process for both initial and ongoing property turnovers. You will drive key performance indicators, ensuring proper documentation, adherence to budget, and vendor performance.

**Location:** This position is based in the St. Louis area.

**Key Responsibilities**

- Oversee all turnover activities (initial and ongoing) within the assigned market area.
- Conduct due diligence inspections and estimate scopes of work for properties under contract and those preparing for move-outs.
- Ensure timely and on-budget completion of all unit turnovers across the portfolio to minimize downtime and maximize rental revenue.
- Build and manage appropriate staffing levels, contractors, and vendor relationships.
- Provide ongoing training for vendors and team members on newly developed processes and procedures.
- Deliver a fully prepared asset to the property manager.
- Collaborate with stakeholders across the real estate team.

**What You Bring**

- Experience in the St. Louis market, with current residency in the area.
- 5+ years of experience as a senior superintendent or regional maintenance supervisor.
- Proven experience in building vendor networks and managing the bidding-to-completion process.
- Extensive knowledge of plumbing, electrical systems, HVAC, flooring, appliances, and landscaping.
- Mastery of general building codes and rental property health and safety regulations.
- Excellent oral and written communication skills.
- Ability to work efficiently and manage multiple tasks simultaneously.
- A valid driver's license.
- Flexibility to work hours that may include some weekends.
