Position Overview
We are seeking a highly motivated and experienced Real Estate Manager to join our team. The Real Estate Manager will play a pivotal role in identifying, evaluating, and acquiring suitable land parcels for restaurant development projects. This individual will work closely with the company president, Senior Vice President of Construction, and Finance team leadership to execute our strategic growth initiatives.
Responsibilities
- Identify and analyze potential land acquisition opportunities in target markets, considering factors such as location, demographics, zoning regulations, and competitive landscape.
- Conduct thorough due diligence on prospective properties, including feasibility studies, site inspections, and financial analysis to assess investment viability.
- Negotiate purchase agreements, lease agreements, and other contracts with property owners, developers, brokers, and other stakeholders.
- Collaborate with the Senior Vice President of Construction to develop site plans, secure necessary permits, and approvals, and oversee the development process from site acquisition through construction completion.
- Maintain relationships with real estate brokers, landowners, developers, and other industry professionals to stay informed about market trends and emerging opportunities.
- Prepare and present comprehensive reports, presentations, and recommendations to company leadership regarding potential acquisitions and development projects.
- Manage the real estate portfolio, including lease renewals, lease negotiations, property management, and tenant relations.
Qualifications
- Bachelor's degree in Real Estate, Finance, Business Administration, or related field. Advanced degree or relevant professional certifications preferred.
- Minimum of 10 years of experience in real estate acquisition, development, or asset management, preferably in the commercial or hospitality sector.
- An active real estate brokerage license in Indiana is required.
- Certified real estate brokerage managers (CRB) are preferred.
- Proven track record of successfully identifying and executing real estate transactions, including land acquisitions, lease negotiations, and development projects.
- Strong financial acumen with the ability to conduct financial analysis, evaluate investment opportunities, and prepare detailed pro forma financial models.
- Excellent negotiation skills with the ability to build and maintain positive relationships with stakeholders.
- Exceptional analytical, problem-solving, and decision-making abilities.
- Highly organized with excellent project management skills and the ability to prioritize tasks in a fast-paced environment.
- Effective communication and presentation skills, with the ability to articulate complex concepts to a diverse audience.
- Proficiency in Microsoft Office Suite and real estate industry software applications.
Working Conditions
- This position requires frequent travel to visit potential sites and attend meetings with property owners, brokers, and other stakeholders.
- Work hours may vary and may include evenings and weekends, depending on project deadlines and business needs.
